Albania Property Investment will follow Energy Investments PDF Print E-mail

August 25th - Due to the huge multiple investments ( as below ) it is now being strongly muted that Albania Property as an investment will now follow as the next big investment for midium risk and high reward. Here we look what is new in investment and how the future is looking progressive and positive.

It's been a good summer for electricity-starved Albania as work began on the construction of three hydropower plants on the Devoll River with a combined capacity of 320 megawatts (MW), and one 48-MW hydropower plant on the Drin River.

Austrian power firms EVN and are jointly building the Ashta hydroelectric power plant in northern Albania, which will become operational in 2012.

In June, EVN and Statkraft of Norway begun constructing three hydropower plants on the Devoll River in Albania that will have a combined capacity of 320 MW and will increase the actual production of power in Albania by around 20%. "The implementation of this project, which is one of the major investments in Albania and among the biggest in Europe in the field of hydro energy.

Over the last decade, Albania has faced growing difficulty supplying its consumers with electricity. A lack of primary energy resources, limited production and interconnection capacities and full dependence of its power production on hydro resources, are some of challenges for the country, experts say.

One of the main problems dogging Albania's energy sector is the increase in electricity consumption by households, which has led to high levels of technical and non-technical losses, and a reduction of security of supply. In Albania, electricity consumption per capita is much lower than the European average. However, analysts expect electricity consumption to grow by 5% each year, a rate that's second only in the region to Turkey.

August 25th - The economy around Europe and the USA is showing strong signs that a recovery is close. The site is obtaining more and more hits as investors around the world are looking to new areas for long term growth for their capital. Albania is one of the wealthiest lands in natural resources per square mile in the world and has amazing mountains, beaches, lakes, rivers, forests, and rich soil. Underneath this land lies billions of proven barrels of oil, trillions of square yards of natural gas, gold, platinum, copper, the largest chrome reserves in Europe, bauxite, nickel, cobalt, magnesium, ores, marble,  granite, coal and much more. 13/3/09 Albania Property Albania, like all countries with EU entry on the horizon there are great prospects for property investment. But Albania has had one of the most effective fiscal systems of government of all the Balkan states; enjoying solid economic growth for the last decade, and making a series of excellent fiscal and economic reforms during that time.

This meant that -- unlike some Balkan states -- for Albania, the chance of becoming a member of the EU was only a boost to its economic potential.

Albania's Investment in economic and fiscal reforms successfully brought a quarter of the poorest in the population out of poverty between 2002 and 2007, which then led to the World Bank upping Albania to a middle income country in 2007. This meant Albania became eligible to apply for loans from the World Bank and other sources for infrastructure development as oppose to relying on grants. Albania Property and Montenegro still popular PDF Print E-mail

March 2nd - Most of the UK National newspapers (not counting the tabloids) have almost completely stopped covering overseas property and in particular Albania Property; especially overseas property investment. The Express and The Times are the only two still making regular posts to their overseas property sections, but even they are tending to stay away from overseas property investments.
This time last year all the major UK newspapers had bustling overseas property sections, and were frequently covering articles on various countries investment potential, but now they are mute.

An article in the Times today even went as far as scoffing at overseas investors, Karen Robertson writes:

"All those optimistic souls who, in more financially buoyant times, could be persuaded by sales sirens brandishing glossy brochures and cocktails with umbrellas in them that you can have fun and make money if you invest in a second home are finding that the banks will no longer fund the dream."

None the less the article was portraying a destination overseas as still doing well despite the credit crunch, a stretch farther than most papers are willing to go in these 'credit-crunched times'.
The Express is the only one to recently recommend overseas property investment in 2009: at the beginning of last month the Express' Jane Slade wrote a particularly positive piece on the prospects for Crete as a property investment destination for 2009.

The Express piece is particularly promising. Liam Baily of Property Abroad writes : I believe the flow of positive information is almost, if not as important as the flow of credit in increasing UK purchases of property abroad. Of course no one is considering buying overseas property if they are in fear of their jobs, but the Times piece shows there are still plenty of buyers out there spending their savings on expensive holiday homes abroad. An increased flow of positive information may have them putting some of their savings into overseas property investment.

Bailey continues:Overseas property investment has become a sore subject but in reality, compared to 1% interest on savings it is still the better option. Not all markets have experienced drastic price drops. In fact prices are holding in most (if not all) of the markets I was recommending last year; places like Montenegro (then -- now, now) and Albania Property (then -- now).

He finishes by commenting:Maybe they aren't seeing the 20% growth they were, but their resilience to the credit crunch shows a robustness, that makes projections for property price growth in the mid-long term all the more reliable.
